Magnolia Blvd.. Walking The Bluff in Seattle’s Magnolia Neighborhood:
Usually we like to walk Discovery Park’s Loop Trail or The North Beach Trail,but I wanted to be an urban hiker today in Magnolia. Despite the 40 degree temperatures,after a short trip to REI for warmth reinforcements,we headed off from 34th Ave W straight up the A Hill side of Dravus. I was suddenly reminded of the 4th of July when I hiked up a million stairs from Lake Union to East Queen Anne. Once you go up the hill a few blocks you end up at the bottom of this wonderful multi-tiered staircase which rivals the steps at Golden Gardens. It is an excellent start to walk and really gets your blood pumping. It is also the hardest part and I love knowing that the hard part is over!
At the top of the staircase,when you finally get there,take a second and turn around because this is one of the MANY money shots from Magnolia. Huffing and puffing and catching my breath,I was taken with the lovely view of the Space Needle and Downtown Seattle which seem like another world away when you are in Magnolia. Further West as we kept going,we came across the wonderful Magnolia new construction development of Briarcliff. If you are looking for new construction homes in Magnolia,then these large new Magnolia view homes might fit the bill. There are some interesting floor plans and I would love to show you my favorite. Briarcliff is nestled at the top of the hill with views of both Downtown Seattle and the Puget Sound and Olympic Mountains.
Keep walking back down the hill a bit going West and you will come to Magnolia Boulevard after passing many beautiful Magnolia view homes all in a large variety of styles,but every one of them beautiful and coveted by their owners. Take a left on the Boulevard and walk along the beautifully landscaped sidewalks with loads of charm and endless views all around you. We walked for about a mile before cutting back over the hill to head back into The Village. Magnolia Village homes have a great benefit of being right in the retail heart of this wonderful neighborhood. Magnolia is truly a neighborhood that feels like an island and separate from the rest of Seattle. Most people feel like they are in their own world there and The Magnolia Village is one of the key reasons why.

We toured all the latest in Seattle’s Magnolia neighborhood as well as some other Magnolia homes we have just been too busy to get into before today and the inventory is pretty interesting on both the A Hill and the B Hill.
Magnolia View Homes In Decent Price Ranges…
Just looking at the mid $600k range to mid $800k range in Magnolia can give you choices with lots of big Puget Sound views. In fact in the low and mid $700k range,there are IMPRESSIVE Magnolia view homes for sale.
My favorite Magnolia home on the market right now is in the high $700k range,but has this fabulous 2 car garage off the alley which is modern but was built perfectly to go with the house. The house itself is loaded with all the spaces I personally look for in a home and a great option for Magnolia buyers. Homes in Magnolia do tend to sell faster than Seattle real estate overall right now. This is not always the case,but overall Magnolia tends to be a stronger market force.

Just came across my desk this afternoon! Seattle Houseboat lending is wide open again!
From Denise Carlson at Seattle Metropolitan:
We have great news to share…… We are back online with our houseboat lending program. Below is the update we have made to our program guidelines.
Aug. 2011 update: City of Seattle’s Shoreline Management plan is being revised and will most likely impact the houseboat community in some way. Information is currently being gathered by the City. The final plan will be drafted and submitted to the City Council for approval. Once approved,it will then be sent to the Department of Ecology for their approval. The estimated timeline looks to extend to year end 2011. Details of the plan are uncertain at this time and pertain to various aspects of above water living,including the treatment of gray water and the % of ‘live aboards’ allowed around the lake. There is uncertainty as to the impact on houseboat values any future changes in the SMP may create. Given this uncertainty,SMCU has modified the requirements to the existing houseboat loan program to allow lending in this program as well as compensate for any potential negative impact as follows:
- Minimum FICO score of 680 – no change
- 45% maximum DTI – new
- Minimum of 2 months documented reserves required on all transactions.
- No other program details have been changed
