The Seattle Houseboats Real Estate Market has certainly had some action recently!
There are only four Seattle houseboats for sale right now in the floating home category that are active on the NWMLS. These range in price from $510,000 for a floating home in Seattle’s Eastlake neighborhood to $1,750,000 for a Seattle new construction floating home around the corner in Portage Bay. The other two Seattle floating homes for sale are in the $800k to $1 million dollar listing price range.
Seattle houseboats for sale in Lake Union’s Westlake neighborhood: We recently listed a pretty fabulous Westlake floating home. It is getting a lot of attention and showings and someone is going to LOVE this ultimate Seattle waterfront home.

Seattle houseboats are in short supply! I always love Spring because we start to see more Seattle floating homes coming on the real estate market. This has not been the case as of yet,but Molly and I are hopeful that the inventory will increase as the days grow warmer and the sky starts being blue more than grey.
Currently there are three Seattle floating homes for sale in the MLS. They are all on one of the three Log Foundation docks. There are two Seattle houseboats for sale on the 2025 Fairview Ave E Log Foundation Dock. They are priced at $449,000 for a 625 square foot one bedroom floating home ($718.40/sq ft) and $499,950 for a 950 square foot one bedroom floating home ($526.26/sq foot). In addition to these Seattle houseboats,there is a 3 bedroom end of dock Seattle floating home for sale on the 2017 Fairview Ave E Log Foundation Dock. Again End of dock houseboat so price is set at $2,888,000 for 1000 square feet ($2,888/sq ft).
In the MLS,there is one Seattle floating home pending,but Molly and I sold an additional off market Seattle floating home on the Roanoke Reef dock in the last couple of weeks and so we know of two pending overall. The three bedroom over at Portage Bay Place is 1500 square feet and listed for $750,000. It is currently pending in escrow so we will keep you posted on what it sells for. The Roanoke Reef floating home we sold is on the coveted front row of the Roanoke Reef dock located at 10 E Roanoke Street in Seattle’s Eastlake neighborhood. The asking price? $2,150,000. It is scheduled to close soon so we can share additional details after it closes,but are very excited to have been able to facilitate this one.
Overall,it is the same story: Low Inventory. Seattle houseboats are the ultimate in Seattle Waterfront Living℠ so there is always a demand. Seattle Luxury Floating Homes: Record Sale Price For Lake Union Seattle Houseboats
On 10/30/2012 after 60 days on the market and multiple offers including a back up offer in case the first one failed,Floating Home #1 on the Fairview Landing dock (2369 Fairvew Ave E) closed in escrow and set a new record in recent history for Seattle floating homes and also became a significant placesetter in Seattle luxury homes sales in 2012 as well.
Buzz around the lake on a historic high floating home sale:
This Seattle floating home was listed for an incredible $3,375,000,and surprisingly did not receive full price even with multiple offers and incredible interest,but still places itself in the top for houseboat sales on Lake Union. Seattle Floating Home Realtor Courtney Cooper at Cooper Jacobs Real Estate told us,“You just wish you could sell some of these distinctive homes to everyone who desires and covets them,but unfortunately this was a once in a lifetime home.” There are other exceptional floating homes on the Fairview Landing dock which itself seems more like a floating luxury neighborhood of sprawling estates than a traditional Seattle houseboat dock at times. Recent sales on the dock have been in excess of $2 Million dollars and Cooper counts herself as one of the Lake Union Realtors who has a book of clients waiting to snap one up.
The final sales price on this Seattle luxury floating home was recorded at $3,000,000,but there was apparently some seller financing which made the future interest earned worth taking the lower recorded price.

The Harvard-Belmont District
The Harvard Belmont Landmark District is located prominently on the West Slope of Capitol Hill has significant historical value and beauty. Its Seattle mansions are evidence of days gone by and also show how important (and successful) Seattle was in the gold rush.
Here is an excerpt from the Seattle Department of Neighborhoods in regards to this historical luxury neighborhood,describing the Harvard-Belmont District as such:
“…within a framework of tree-lined streets,well-maintained grounds,and distinctive natural features. More than half of the buildings within district boundaries date from the first decade of the century.
